Inspection Day

This is the worst of it.  Small children should leave the room.  The squeamish should avert their eyes.  The brave may proceed with caution.  But first look at how happy I am!



Let's start in the basement...

Stairs to the attic are held up with 2 scrap pieces of wood.

Major support beam cut off with no support to put in stairs.

Decent, but we will ask for a breaker box by a company that is still in business.  Also higher level of service.

The basement door is rotting because there is no awning to keep water from pooling at the base of the steps.  I want to replace it anyway because it has a glass window in it.  Solid doors are more secure.

This is the drain where the basement water goes.

Rotting wood and moisture seeking ants are causing rot on the back porch.  I was going to tear the porch down anyway.

White asbestos tape.  

One of two small foundation cracks.  By redirecting roof water we will prevent any more.

Hot water heater will be strapped down by seller.  It has a few more years on it.

Furnace has 5-10 more years in it.

Jeff, my inspector, checks out the inside of the gas furnace.

6'8" ceiling height in the basement.

Plumbing looks new.  Copper and plastic.  Inspector approves of this.

New plumbing under kitchen sink.  

Ruh-roh!  Signs that they have had rodents.  The seller has given me money toward a new roof.  The roof, trimming the trees in front, and closing off some places by the front and back stairs should take care of this.
Ok, this is disgusting.  It is the kitchen sink.  It will be one of the very first things that gets attention.  Later I will be remodeling the kitchen.



There are several plugs that have a false ground.  They either need to be replaced with GFI switches like this one or rewired asap.  

This is unacceptable.  We will be asking the seller to have this and the breaker box brought up to code.

This is the ceiling of the only bathroom in the place.  All agree it was caused by lack of venting after showers.  This bathroom will be remodeled before I move in.

Jeff discovered a paper wasp nest behind the wall of one of the attic bedrooms.  We will be asking the seller to have it removed.

Jeff was a fantastic inspector.  He made sure I understood everything.

Repair work is needed on the chimney.

Trees in front desperately need to be trimmed.

The gap between the stairs and the front porch need to be filled in.

Jeff said that the vinyl siding looks great.  All except this piece on the front porch.

The hand rail has broken off from the stairs.  They need to be replaced.


Down spouts from the roof need to be extended away from the house.

Jeff showed me where the main cut off is.

The clean out door needs to be replaced when the chimney is worked on.

Jeff recommends putting up some rails so no one falls down the basement stairs.

There isn't a lot of paint showing, but what is there needs to be scraped and repainted.

We have no idea what these wires are.  Need to ask the seller and put them in a conduit or remove them.

This is the back porch I want to tear down.

This is a bed of weeds put right up against the siding.  I will be removing it.

These are the stairs to where I think a garage used to be.

Additional parking.  I need to put some bricks up to prevent company from driving off the edge.

This is a gap that needs to be filled.

Someone painted over wall paper that is now sagging.
